Kaitlin McCarthy
Kaitlin McCarthy is the founder and CEO of Ionic Development Company, a Boston-based real estate development and consulting firm established in 2022. With over 17 years of experience in the real estate development, engineering, and construction industries, she has been instrumental in managing large-scale projects across various sectors, including life sciences, residential, and mixed-use developments.
Kaitlin's academic background includes a Bachelor of Science in Civil Engineering from Northeastern University and a Master of Business Administration from Harvard Business School. Her professional journey encompasses roles such as Vice President at The HYM Investment Group, where she contributed to significant projects like The Sudbury—a 46-story residential tower—and One Congress, a 52-story office tower, both part of the Bulfinch Crossing development in downtown Boston.
Under her leadership, Ionic Development has been involved in notable projects, including the first all-affordable housing development in Boston's Seaport neighborhood. Kaitlin's commitment to effecting change within the real estate industry and the communities they develop is evident through her focus on representation and inclusivity in large-scale projects.
Kaitlin's dedication to pioneering women's leadership in real estate development has been recognized through various platforms, including Northeastern University's Women Who Empower Innovation Awards. Her journey from engineering to founding one of Boston's first women-owned real estate development firms serves as an inspiration for aspiring female entrepreneurs in the industry.
Briana Pinheiro
Briana Pinheiro is a dynamic leader and serves as Partner and Senior Vice President at Ionic Development, bringing nearly 16 years of professional experience leading commercial real estate projects across emerging markets in the Greater Boston area.
Briana is an expert in full lifecycle project delivery, consistently helping clients maximize the performance and value of their property portfolios. She has successfully led real estate projects totaling more than 5 million square feet and valued at over $750 million, with experience spanning a wide range of asset types.
With a strong technical foundation in mechanical engineering and as a current Master’s candidate in Real Estate Development and Finance at Georgetown University, Briana offers a uniquely integrated approach that combines deep technical knowledge with capital markets insight and design strategy.
Michael Morizio
Michael Morizio brings a diversified background in project management that bridges the gap between strategic leadership and technical execution. He offers a unique perspective shaped by his 15 years of experience as both a business owner and OPM delivering complex institutional, commercial, and residential projects.
Michael background includes MIT’s Campus Construction supporting both Capital Renewal and CRSP Renovation Departments. As a Project Manager he’s managed a wide range of projects and programs across occupied laboratory, academic, and administrative buildings. Michael also served on the MIT Campus Sustainability Working Group, collaborating with stakeholders to align construction practices with the Institute’s long-term environmental goals. Michael received a B.S. in Construction Management from Wentworth Institute of Technology.
Laura Guest
Laura Guest is the Office Manager at Ionic Development Company, where she plays a central role in supporting daily operations and driving organizational efficiency across a growing real estate development team. With a strong background in executive support, operations coordination, and client relations, she partners closely with leadership to ensure seamless communication, scheduling, and project execution. Her ability to manage competing priorities while maintaining a high level of professionalism makes her a key contributor to the firm’s success.

Kerrean has worked with some of Massachusetts' construction titans including Suffolk Construction, Commodore Builders, and Consigli. She’s also worked on the developer’s side, working on large, complicated projects with the HYM Investment Group.
Kerrean has worked in many roles in the construction industry, including Administrative Assistant, Project Administrator, Field Project Administrator, Field Administrator Manager, Compliance Officer, and Assistant Project Manager.
Her portfolio includes commercial, residential, educational, and hospitality.

David’s family office experience includes responsibilities for succession planning, estate planning, tax planning, investments and philanthropy and developing strategies to maximize financial and strategic benefits for both the business and family members.
David has an MBA from University of Michigan and BS from Duke University.
